Raipur The state government has released detailed information to address public confusion regarding the new guideline rates approved by the Central Valuation Board of Chhattisgarh for the financial year 2025-26. The government clarified that the new guideline rates are not only more simple and scientific, but also address discrepancies that have persisted over the past few years. The government stated
that some are spreading false information that the guideline rates have been significantly increased or that the document registration process has been disrupted. The reality is that the new guidelines have been effective since November 20, 2025, and approximately 98 documents have been registered smoothly in Kanker district during this period. Registration work is continuing as usual at all sub-registrar offices in the district.
Extensive simplification in urban areas
: Previously, multiple clauses within the same ward resulted in differences in rates despite similar geographical and occupational conditions, leading to dissatisfaction among citizens. Following a new survey, physical verification, and rationalization process, these clauses have been reduced and rates have been uniformed. Kanker Municipality, which previously had 56 clauses in its 21 wards, has been reduced to 26. Similarly, the total number of clauses in the Nagar Panchayats of Charama, Narharpur, Bhanupratappur, Antagarh, and Pankhajoor has been reduced from 253 to 105. The government believes this has made the guidelines more transparent and based on scientific methodology.
Addressing the confusion regarding rate increases,
the state government has clarified that the last revision of guideline rates in the state was in 2019-20. This revision, being conducted after six years, has resulted in a mere 20 percent increase in urban areas. This increase is natural and logical. If rates were increased every year, the current rates would be much higher. Therefore, the claim of excessive increases is baseless.
The e-registration system is fully operational.
Some people are spreading the misconception that document registration has stalled due to the new guidelines not being updated online. However, the fact is that registration work is proceeding smoothly at all sub-registrar offices in the district, with no disruptions.
